All permits issued from this Department of Building Safety will require the installation of:

Smoke Detectors

Heat Detectors

Carbon Monoxide Detectors

Exception:  Work involving the exterior surfaces of dwellings, such as the replacement of roofing or siding, or the addition or replacement of windows or doors, or the addition of a porch or deck, or the installation or repair of plumbing or mechanical system does not require compliance. 

Exception:  All permits require the installation of a carbon monoxide detector.

The intent and purpose of the Building Codes is to establish the minimum requirements to safeguard the public health, safety, and general welfare through structural strength, means of egress facilities, stability, sanitation, adequate light and ventilation, energy conservation, and safety to life and property from fire and other hazards attributed to the built environment and to provide safety to the firefighters, police, and emergency responders during emergency operations.

In review of laws and regulations related to smoke, heat, and carbon monoxide detectors, portions of which have been attached from the IBC, IRC, NFPA, State Fire Code, and Public Laws of the State, compliance to the laws and regulations are mandatory.

As a result of the review, the overall intent of these documents is to provide safety to life from hazards of fire and toxic fumes, in all structures that contain a dwelling unit or room for lease or rent in the town of Newmarket, where detectors are required by law.

All permits issued from the Department of Building Safety will be inspected for compliance to the requirements for smoke, heat, and carbon monoxide.  Detectors must be in place for final approvals.
